Structural work is where a renovation either gains real space or goes badly wrong. Country Renovations plans and builds the structural side of Toronto renovations: second-storey and rear additions, open-concept conversions that remove load-bearing walls, basement underpinning for full-height ceilings, and the steel and LVL beam work that holds it all up. Every job is engineered, permitted with the City, and built by our own crew.
What we do
- Second-storey additions: add a full floor to a bungalow or one-and-a-half storey home without moving. Typical Toronto range is $150,000 to $350,000 depending on footprint and finishes.
- Rear and side extensions: extend the kitchen and family room into the yard, with foundations, framing, roofing and tie-in to the existing house.
- Load-bearing wall removal: open-concept main floors with properly sized steel or LVL beams, posts and footings. Engineered drawings included.
- Basement underpinning and bench footings: lower the basement floor for legal ceiling height, done in sequenced sections with engineering sign-off.
- Laneway and garden suites: a separate building in the back yard under Toronto's laneway and garden suite by-laws.
- Foundation repair and waterproofing: crack injection, exterior membranes, weeping tile and sump systems.
How a structural project runs
- Site visit and feasibility. We look at the existing structure, zoning and setbacks and tell you honestly what is possible before you spend on drawings.
- Engineering and permits. Our engineer produces stamped drawings. We file the building permit with the City of Toronto or your municipality and handle inspections.
- Fixed-price quote. Itemized and written, with the structural scope, temporary shoring and finishing clearly separated.
- Build. Shoring goes in before anything comes out. Daily site inspections, weekly updates, and a clean site throughout.
